Welcome to Ultra House! These Terms of Use govern your access and use of our platform. By using our services, you agree to be bound by these terms and conditions.

1. Search and Booking via Ultra House

1.1 Search

Users can browse properties and services available on Ultra House using a set of criteria, such as accommodation type (apartment, villa, riad, desert camp, etc.), city or region, dates of stay, and number of people.

Search results can also be fine-tuned using filter tools, which help you find the right property based on your budget, travel style (family, business, adventure, etc.), or even the required amenities.

Search results are based on several factors that we ensure are transparent, including:

  • Property availability on the requested date
  • Reviews from previous guests
  • Host's commitment to quality of service
  • Price per night compared to the market
  • Satisfaction rate of previous guests and repeat bookings
  • Favorites or previously visited properties

We are constantly developing our search system to provide a fast and efficient experience, while respecting the specifics of the local Moroccan market and the needs of real travelers.

1.2 Booking

When you book any property listed on the Ultra House platform, you agree to pay the full booking costs, which include the accommodation price, additional service-related fees such as platform management fees, taxes, and any other fees specified during checkout (collectively, the "Total Price").

If you choose to pay in a currency other than the host's currency, the price displayed will be calculated according to the currency exchange rate used by Ultra House at the time of payment.

By completing the booking and receiving confirmation, a direct hosting services contract is concluded between you and the host. By completing the booking, you agree to the terms of this contract, which include these terms in addition to all booking conditions, such as the cancellation policy, rules, and other requirements specified on the listing page or during the checkout process.

It is your responsibility to read and understand all terms and conditions related to the booking before completing it. Please also note that some hosts may work in teams or through co-hosts to provide accommodation services, so please check the details of each listing.

1.3 Booking Accommodations

When you book through the Ultra House platform, you are granted a temporary license to enter and use the property during the booking period only. The host reserves the right to enter the property during your stay, but only in the following circumstances:

  • When reasonably necessary (such as for maintenance or emergencies)
  • If stated in the terms of the contract between you and the host
  • And as permitted by applicable local law

If you continue to stay after your scheduled departure date, the host has the right to take legal action to evict the property, including imposing appropriate fines in accordance with local laws.

Please ensure that you do not exceed the maximum number of guests permitted in the listing, to ensure the safety of the property and the comfort of all parties.

1.4 Bookings for Services, Experiences, and Other Hosting Services

Through the Ultra House Platform, any Host may offer additional experiences or services independently or in conjunction with the property they are offering, providing our guests with multiple options for a unique and comprehensive accommodation experience.

  • When you book any Service, Experience, or Other Hosting Service, you are entitled to participate, attend, or use the Service as specified in the Service
  • It is your responsibility to ensure that you, and anyone you invite, meet all specified requirements, such as age, ability, or physical fitness
  • You are also obligated to inform the Host in advance of any health conditions or circumstances that may affect your participation in the Service or Experience
  • Except where expressly permitted by the Host, new guests may not be added to the Service or Experience without first registering them during the booking

2. Cancellations, Booking Issues, Refunds, and Booking Amendments

2.1 Cancellations, Booking Issues, and Refunds

When you cancel a reservation, the refund amount is determined based on the host's cancellation policy applicable to your reservation. In some cases, other policies may apply, which take precedence in determining the refund amount.

If you are forced to cancel your reservation due to unforeseen circumstances beyond your control, you may be eligible for a partial or full refund in accordance with Ultra House's Major Unforeseen Events Policy.

If the host cancels your reservation, or an issue arises that affects your reservation, we will assist you with rebooking or receiving a partial or full refund, depending on the rebooking and refund policies for the properties and services on our platform.

Refund policies vary by service type; for example, experience and service reservations have their own refund policies.

We recommend reviewing the legal terms and detailed policies on the Terms of Use page to understand your rights and obligations in each case.

If you have a dispute regarding a refund decision, you can contact the Ultra House support team to review the matter and work on finding an appropriate solution.

Definition of Major Emergency Events

Major emergency events are unforeseen and uncontrollable circumstances or events that directly and substantially affect a guest's or host's ability to fulfill their obligations related to a reservation, accommodation, or service provision.

These events include, but are not limited to:

  1. Natural disasters such as earthquakes, floods, hurricanes, major fires, or any other natural phenomena that make hosting or travel unsafe or impossible
  2. Pandemics or health pandemics declared by competent authorities, resulting in restrictions on travel or accommodation
  3. Armed conflicts, political unrest, or states of emergency declared by authorities in the relevant area
  4. Government decisions prohibiting or restricting travel or movement, including border closures or curfews
  5. Personal emergencies that directly affect a guest or host, such as the death or serious injury of their immediate family

Ultra House has flexible policies in place to handle these events, including the possibility of refunds or reservation modifications, depending on the circumstances of each case.

2.2 Booking Amendments

The guest and host may request amendments to reservation details, such as stay dates, number of guests, or service type, through the Ultra House platform or by directly contacting the customer support team.

  • Any amendments to a reservation are deemed accepted and effective only after both parties have agreed and officially confirmed them by the platform
  • The party requesting the amendment shall bear all additional costs or fees resulting from such amendment, including price differences, taxes, or any other fees
  • Ultra House assumes no responsibility for amendments made outside its official channels, and their implementation or confirmation is not guaranteed
  • If a particular amendment cannot be implemented due to service unavailability or incompatibility between the parties, the original reservation remains valid according to the original agreed-upon terms
  • Ultra House reserves the right to impose restrictions or refuse amendments if they conflict with the platform's policy or may adversely affect the parties involved

3. Your Responsibilities and Assumption of Risk

3.1 Your Responsibilities

You are fully responsible for your own actions and inactions while using the Ultra House platform or staying at the property you have booked. You are also responsible for the actions of anyone you invite to join you or enter the property, including all common areas that the host and guest may legally use.

Some examples of your responsibilities include:

  • Leaving the property and common areas in the same clean and undamaged condition as you found them upon arrival
  • Paying any amounts related to damages you cause during your stay
  • Behave honestly, respect others, and comply with local laws at all times
  • If you are booking on behalf of additional guests, you must ensure that they comply with all host requirements and are aware of all terms and conditions of the booking
  • If booking for or bringing a minor guest to the property or hosting experience, you must be legally authorized to act on their behalf and you will be solely responsible for supervising them
  • Ultra House is not responsible for the actions of any third party providing hosting services or invited or granted access to the property on behalf of the host

3.2 Assumption of Risk and Liability

You acknowledge and agree that, to the fullest extent permitted by applicable law, you assume the entire risk associated with your use of the Ultra House Platform and any content or services provided through it, including your stay at any accommodation, participation in any service or experience, use of any other hosting service, or any interaction with other members, whether in person or online.

This includes, but is not limited to, health risks such as illness, bodily injury, disability, or even death that may result from your participation in hosting services or experiences. Therefore, it is your responsibility to verify and ensure that the hosting services or accommodations are suitable for you and your health or personal circumstances before participating or booking.

By choosing to use the Platform or its services, you acknowledge that you voluntarily assume the entire risk, and you agree to hold Ultra House harmless for any damages that may occur as a result of such risks.

You also expressly agree that you do not have the right to file any lawsuits or legal claims against Ultra House, its partners, employees, or agents due to any losses or damages that may arise from your use of the Platform or your participation in the services provided through it, except in cases expressly provided by law.

3.3 Compliance with Laws and Regulations

All users must comply with local laws related to travel, accommodation, health and safety, and hospitality in the area where the service is provided.

Ultra House Platform is prohibited for any illegal or immoral activity.

3.4 Protection and Security

Users must maintain the confidentiality of their account information and not share it with third parties.

If you notice any suspicious activity or a breach of security, you must immediately report it to the support team.

3.5 Appropriate Behavior

All users are expected to behave politely and respectfully toward hosts and other guests, and not cause disturbance or inconvenience.

Ultra House reserves the right to suspend or terminate the account of any user who violates these Terms.

3.6 Reporting Damage

In the event of any damage to the property or during the provision of the service, the guest or host must notify Ultra House within 24 hours of the incident.

The incident will be reviewed and appropriate action will be taken to compensate for damages.

4. Ultra House Hosting Terms

4.1 Host Definition

As a host on the Ultra House platform, you are entitled to use the platform in accordance with these terms to display, promote, and monetize your property, experience, or other hosting service to potential guests.

4.2 Contracting with Guests

When you accept a booking request or receive confirmation through the Ultra House Platform, you automatically enter into a direct contract with the guest, and you assume full responsibility for providing the agreed-upon hosting service, according to the terms and price stated in your offer.

You agree to pay the applicable fees, including the Ultra House service fee and any taxes due from guests according to local laws. The Platform will automatically deduct these amounts from your payment, unless we agree on a different payment method.

You may attach additional terms or conditions to your contract with guests, provided they:

  • (A) are consistent with these General Terms, the Platform's other legal policies, and the information included in the offer
  • (B) are clear, explicit, and prominently stated in your offer description on the Platform before you complete the booking

4.3 Host Independence

Your relationship with Ultra House is that of an independent service provider, whether you are an individual or a legal entity. You are not considered an employee, agent, partner, or part of a joint venture with Ultra House, except in relation to Ultra House's role as a payment collection agent, as described in the Platform's Payment Terms.

Ultra House does not operate or directly control the hosting services it provides. You acknowledge that you have complete freedom to decide whether or not to provide hosting services, when to provide them, their price, and the terms that apply to them.

5. Managing Your Listing

5.1 Creating and Managing Your Listing

The Ultra House platform provides flexible tools that make it easy to set up and manage your listing. Each listing must include accurate and complete information about the hosting service you offer, including the price (and any potential additional fees), and the rules or requirements that guests must adhere to.

You are solely responsible for the accuracy, correctness, and up-to-dateness of all information included in your listing, including calendar dates, photos, descriptions, and any terms and conditions of the service. You are also responsible for any acts or omissions of yourself or those of your contacts.

It is recommended that you obtain appropriate insurance to cover your hosting services, and you should review the coverage terms and exclusions included in your insurance policy.

You may only create one listing per property, except in cases where the property includes more than one independent accommodation unit, in which case multiple listings are permitted for the same property. Any offer related to services or experiences is subject to additional terms specific to hosts of that category of service.

5.2 Knowing Your Legal Obligations

You, as a Host, are solely responsible for knowing, understanding, and complying with all laws, rules, regulations, and contracts with any third parties that apply to your listing or the Hosting Services you provide.

For example, restrictions or conditions may be imposed by:

  • Ownership or lease agreements that prohibit or limit subletting or short- or long-term rentals
  • Local laws, such as zoning laws, or regulations regarding the use of residential properties for commercial or tourist purposes
  • Administrative requirements, such as mandatory registration, licensing, or permits to provide Hosting Services, whether for short-term accommodations, catering, tours, or transportation
  • Laws relating to landlord-tenant relationships, including guest protection laws, rent controls, and eviction rights, particularly for longer stays

You should review the relevant local laws and regulations in your area and ensure you comply with them before posting or performing any Hosting Services.

You are also responsible for processing any personal data of guests or other parties in a lawful manner, in accordance with applicable privacy laws and the Ultra House Platform Terms of Use, including the Hosting Privacy Policy.

Please note that the legal information Ultra House may provide is for guidance purposes only and is not a substitute for professional legal advice. If you have any legal doubts or questions, we recommend that you obtain an independent legal opinion from competent authorities or local lawyers.

5.3 Search Results

The order in which listings appear in search results on the Ultra House platform is based on a number of factors designed to help guests find the most suitable accommodation. These factors include, but are not limited to:

  • Guest-specified search criteria: such as number of people, location, dates, length of stay, and price range
  • Ad attributes: such as price, calendar availability, quality and quantity of photos, ratings and reviews, accommodation type, quality of service, and the property's availability on the platform
  • Previous guest experience: including guest satisfaction, host interaction, cancellations, and ease of booking
  • Host conditions: such as minimum or maximum number of nights and pre-booking policy
  • Guest preferences and history on the platform: such as previous bookings, listings viewed or saved, and the location from which the search is performed

The way results are displayed may differ between the mobile app and the website, and the order of listings may change based on the guest's location and interaction behavior.

Ultra House may also allow hosts to promote their ads to improve their visibility for an additional fee. These promotions are clearly marked, if they exist.

5.4 Your Responsibilities

You, as a Host, are fully responsible for everything related to your Hosting Service, including:

  • Your actions and the actions of those working with you, whether employees or service providers
  • Pricing and Rules: You must clearly state all costs (including mandatory additional fees) in the listing description. You may not charge fees outside the Ultra House platform except as stipulated in the approved external fees policy
  • Communication and Transparency: You must clearly state all terms and conditions in your listing. You may not encourage guests to leave the platform or contact you directly outside the system, in violation of the non-external transaction policy
  • Compliance: You must comply with all policies set forth in these Terms or any subsequent updates issued by Ultra House

5.5 Hosting as a Team or Organization

If you provide hosting services as part of a team or represent a company or organization (such as a property management agency or hospitality company), you bear full responsibility as the main host. This includes your responsibility for:

  • The acts and omissions of every individual or entity involved in providing the service, including employees, partners, or collaborators
  • Informing the team of the platform's obligations: You must ensure that all individuals working under your supervision are aware of the terms and conditions governing the use of the platform
  • Legal representation of the team or organization: By accepting the terms or signing contracts on behalf of your team or business entity, you confirm that you are legally authorized to do so, and that the entity you represent complies with local laws and regulations and has a good legal reputation

If you request that a portion of your earnings be transferred to a partner, co-host, or any other party, you represent that you are authorized to do so, and that you bear full responsibility for the amounts paid and the accuracy of the payment information provided.

5.6 Your Assumption of Risk

You understand and agree that providing hosting services inherently carries certain risks, including, but not limited to, property damage, misconduct by guests or third parties, or any unforeseen circumstances that may affect your experience as a host.

Accordingly, you:

  • Assume full responsibility for your use of the Platform and your interactions with guests or other members, whether online or in person
  • You confirm that you have had sufficient opportunity to understand the applicable laws and regulations and that you do not rely solely on any legal explanations or general information provided by the Platform
  • You agree to act with caution and take all necessary precautions to mitigate these risks, including reviewing relevant legal and insurance terms

6. Cancellations, Booking Issues, and Booking Modifications

1. Confirmation and Acceptance

Once you complete a reservation on the Ultra House platform, you expressly acknowledge and agree to be bound by these Terms and Conditions, and all provisions relating to cancellation, modification, compensation, and stay conduct.

2. Cancellation Policy

2.1 Cancellation Period Without Fee:

Guests have the right to cancel their reservations and receive a full refund within 24 hours of confirmation, provided that the arrival date is at least 7 days prior to the cancellation date.

2.2 Cancellation After the Deadline:

If cancellation occurs after 24 hours of confirmation, or if the arrival date is less than 7 days prior, no refund will be issued.

Guests are not entitled to claim a refund or modification of their reservations after this period, except in exceptional circumstances as stated in Article (4).

3. Amendments to Reservations

The date or duration of the reservation may only be modified by written request sent to Ultra House at least 7 days prior to the arrival date, with the written consent of the host.

Any amendment resulting in a difference in the price must be settled before the amendment is implemented.

4. Exceptional Cases (Force Majeure)

A partial or full refund may only be granted in the following cases, subject to the submission of official documentation:

  • Sudden death of a close family member
  • Hospitalization due to an unexpected emergency
  • Official border closure by government authorities (excluding flight delays or logistical issues)

Supporting documentation must be submitted within 48 hours of the cancellation request.

5. No-Show and Lateness

If the guest does not arrive on the scheduled reservation date or fails to report the delay within the first 24 hours, the reservation will be considered canceled without compensation.

Late arrivals do not entitle the guest to an extension of the stay or a refund of any portion of the amount paid.

6. Stay Conduct and Commitment

The guest must respect the property's applicable rules of stay.

It is strictly prohibited to use the property for any illegal activities or activities that violate public order.

The guest bears full responsibility for any damage or loss caused during the stay and must fully compensate the host.

7. Ultra House Guarantee for Hosts

Ultra House offers a special protection program for hosts against damages caused by guests, up to 10,000 Moroccan dirhams, without the need for external insurance, provided:

  • Reporting the damage within 24 hours of the guest's departure
  • Providing documentary evidence (photos, videos, reports)

8. Ultra House Obligations

Ultra House is committed to ensuring that the listed properties are at least 95% as described.

In the event of a major defect or fraud, Ultra House will endeavor to provide an equivalent replacement or partial compensation after verification.

9. Disputes and Dispute Resolution

In the event of a dispute between the parties, Ultra House acts as a neutral mediator to ensure the rights of all parties.

All disputes are subject to Moroccan law, and Moroccan courts are the exclusive legal authority.

Completing a reservation indicates that you have read, understood, and agreed to all of the above terms and conditions.

7. Ultra House Platform Usage Rules

In our commitment to providing a comfortable, safe, and professional experience for all users of the platform, both hosts and guests, we are committed to establishing a set of rules that govern behavior and interactions on and off the platform when using our services. These rules aim to:

  • Ensure compliance with local and international laws
  • Protect hosts' property and guests' comfort
  • Preserve the platform's reputation and transparency
  • Promote an environment based on trust, mutual respect, and responsibility

Use of the platform constitutes an explicit agreement to fully comply with these rules. Failure to comply may result in strict action, including banning.

7.1 Conduct and Mutual Respect

  • All users (hosts and guests) must act with integrity, respect, and honesty
  • It is strictly prohibited to pretend to be a fake person or provide false or misleading information
  • Communication on the platform must be conducted in a polite and respectful manner, and the use of any offensive, threatening, or inflammatory language is prohibited
  • Circumventing the rules, including creating duplicate accounts or ads, or attempting to bypass the rating and ranking systems, is prohibited

7.2 Legal and Illegal Uses

It is strictly prohibited to:

  • Consume or possess drugs or illegal substances within the listed properties
  • Organize or facilitate any activity related to prostitution or sexual exploitation
  • Hold unauthorized parties or those that cause disturbance to residents or neighbors

Exception: If the host expressly agrees in writing to hold a party or any private activity, they bear full legal and administrative responsibility, and Ultra House is exempt from any consequences.

7.3 Financial Integrity and Transactions Within the Platform

  • It is prohibited to arrange reservations or payments outside the platform with the aim of avoiding service fees
  • Any attempt to circumvent the financial system will result in immediate ban and legal action

7.4 Platform Security and Integrity

  • It is prohibited to attempt to hack or tamper with the technical infrastructure of the platform or use automated tools (such as robots or crawlers) to access data or influence rankings
  • Uploading or sharing any harmful content, viruses, or anything that impairs the platform's performance is prohibited

7.5 Privacy and Data Use

  • Users' personal information may only be used for bookings within Ultra House
  • Sending promotional messages or commercial offers without the recipient's express permission is prohibited

7.6 Trademark and Media Use

Use of the Ultra House logo or name for positive promotional purposes is permitted, provided that professional standards are respected and the brand's visual identity is not tampered with.

Disparaging Ultra House through the media or social media platforms without evidence or legal investigation is prohibited.

  • Constructive criticism is acceptable
  • Defamation, arbitrary, or misleading attacks are subject to full legal liability

7.7 Respect for Local Laws

The user is fully responsible for respecting applicable local laws, including tax laws, licensing, property conduct, and neighboring rights.

Ultra House is not liable for any violation committed by the user outside the terms of use.

7.8 Reporting Violations

In the event of an emergency or immediate danger, you must immediately contact the local authorities.

You can then report the violation via the platform's tools or by messaging the support team.

Ultra House may request a copy of the report submitted to the authorities.

7.9 Penalties

Ultra House reserves the right to take the following actions in the event of a violation of these rules:

  • Temporarily suspend or permanently delete the account
  • Cancel the relevant reservations without compensation
  • Take legal action against violators if necessary

8. Termination, Suspension, and Other Remedies

8.1 Term of Agreement

This Agreement enters into force upon your use of the Ultra House Platform (e.g., when you create an account or use the Booking or Listing Services) and remains in effect until terminated by you or us, in accordance with the terms set forth below.

8.2 Termination by User or Platform

  • You may terminate this Agreement at any time, either by deleting your account through the Platform settings or by sending a formal request via email
  • Ultra House also has the right to terminate this Agreement or your account at any time, with 30 days' prior notice, for any reason we deem appropriate
  • We may terminate the Agreement immediately and without notice if you breach these Terms or any applicable law, or if we deem termination necessary to protect the interests of the Platform, its users, or any third parties
  • If your account remains inactive for more than 24 months, we reserve the right to terminate it without prior notice

8.3 In the event of user violations

If you commit any of the following acts:

  • Breach these Terms or any of our policies or standards
  • Breach the law or cause harm to a third party
  • Disparage Ultra House's reputation without evidence or without constructive criticism

Ultra House reserves the right, without prior notice or with notice, as applicable, to take one or more of the following actions:

  • Suspend or terminate your account
  • Delete or remove your ads or content
  • Cancel confirmed or pending reservations
  • Revoke any privileges or special status (such as a Trusted Badge or Superhost features)

If the violation is minor, you will be notified and given an opportunity to rectify the situation. You have the right to object by contacting us via official email or customer service.

8.4 Potential Legal Action

We reserve the right to take any action we deem necessary to comply with the law, or in response to a court order or a request from an official or security authority, including the actions mentioned above.

8.5 After Termination

If you are a Host and terminate your account, all confirmed reservations will be automatically cancelled, and guests will be refunded according to the cancellation policy.

If you are a Guest and terminate your account, your confirmed reservations will be cancelled, and any refunds paid will be processed according to the cancellation policy.

You may not create a new account or use the Platform again with a different account after termination or suspension.

8.6 Survival of Certain Terms

Provisions that by their nature survive termination of this Agreement, including those regarding intellectual property, dispute resolution, limitations of liability, and privacy, will survive termination.

9. Taxes

9.1 Host Tax Obligations

Hosts are solely responsible for determining and fulfilling their tax obligations in accordance with applicable laws and regulations in the Kingdom of Morocco, including, but not limited to, income tax, value-added tax, tourist taxes, or any other taxes imposed on their activities as accommodation providers.

9.2 Ultra House's Role

Ultra House does not collect or remit taxes on behalf of Hosts and does not bear any legal responsibility towards tax authorities in this regard. However, Ultra House reserves the right to request certain amendments or information from Hosts to ensure their services comply with Moroccan laws, or to provide transparent reports if requested by the competent authorities.

9.3 Information and Reports

Certain regulatory laws may require Ultra House to collect tax information from Hosts or share certain data with official authorities when necessary. Failure to provide the required information within the specified deadline may result in the suspension of certain services or the temporary withholding of remittances until the situation is resolved.

10. Reviews

10.1 Submitting Reviews

After each stay, both the guest and host can leave a public review and a private rating about each other. These reviews are intended to promote transparency and help platform members make informed decisions.

10.2 Terms of Posting Reviews

All reviews submitted must be:

  • Honest, accurate, and reflective of the actual experience
  • Free from any offensive, discriminatory, or defamatory content
  • Not copied from other sources or duplicated
  • Free from any promotional content or links to external websites

10.3 Editing or Removal Policy

Ultra House reserves the right to edit or remove any review that it deems:

  • Violates the Terms of Use or applicable laws
  • Contains inappropriate language or false information
  • Created with the intent to defame, extort, or unfairly influence reviews

10.4 Limitation of Liability

Ultra House is not responsible for the accuracy or content of reviews posted by users. All opinions and comments express the views of their authors only.

10.5 Use of Reviews

The user agrees that Ultra House may use reviews for statistical, marketing, or service quality improvement purposes, including publishing them on the website or in advertising campaigns, provided that the privacy of the parties is respected and their reputations are not unlawfully harmed.

10.6 Objecting to an Unfair Review

Any user has the right to object to a review they consider inaccurate, unfair, or in violation of Ultra House's policy. The objection request must be submitted in writing to the platform administration within 7 days of the review's publication date, along with supporting evidence or explanations.

Ultra House undertakes to review the request within 2 business days and may take one of the following actions:

  • Retain the review without modification
  • Partially modify the offending content
  • Delete the review entirely if it is proven to violate the terms, is offensive, or is false

11. Amendment

Ultra House reserves the right to amend these Terms at any time. If material changes are made to these Terms, the amended version will be posted on the Ultra House Platform with the "Last Updated" date at the top of this document.

Users will be notified of material changes by email, through a notice within the Platform, or through any other communication method approved by Ultra House, at least 30 days prior to the effective date.

If you do not agree to the amended Terms, you may terminate this Agreement at any time prior to the amendments taking effect, in accordance with these Terms. Your continued use of the Platform after the effective date constitutes your final and unconditional acceptance of the amended Terms.

12. Complaint Resolution and Damage Reports

If a Member provides reasonable evidence that you, your guests, or your pet:

  • (a) caused damage to the real or personal property of the complaining Member, or to the Accommodation Owner (if the Accommodation Owner is not the host), or to property for which the complaining Member is responsible or in which he has an economic interest; or
  • (b) caused loss of income as a result of cancellation or inconvenience of reservations through the Ultra House Platform, or other consequential damages directly resulting from the damages described in clause (a); or
  • (c) incurred additional cleaning costs for the complaining Member in excess of the agreed-upon cleaning fees

(clauses (a), (b), and (c) are collectively referred to as a "Damage Report").

The complaining Member has the right to submit a notice to Ultra House and/or request compensation through the Platform's Resolution Center. You will be notified of the Damage Report and given an opportunity to respond. If you agree to pay, or if a damage report is escalated to Ultra House and Ultra House determines, in its sole discretion, that the damage report is valid and you are liable, Ultra House may collect the amount of the damage report from you through Ultra House Payments.

You agree that Ultra House may seek to recover from you under any insurance policies it maintains and may pursue legal action against you through available means, including referral to collection agencies or pursuing lawsuits against you.

You also agree to cooperate in good faith, provide requested information, execute documents, and take reasonable action in connection with damage reports, member complaints, insurance claims, or any other claims related to your use of the Ultra House Services as a Host.

13. Ultra House User Accounts

To benefit from many of the Ultra House platform's features, users must create a personal account. Accounts are only permitted for natural persons 18 years of age or older, or for legal entities or partnerships authorized in accordance with applicable laws.

Upon registration, the user must provide accurate, current, and complete information, and remains responsible for keeping it up to date. Transferring or sharing the account with any third party without written permission from Ultra House management is strictly prohibited.

The user is fully responsible for protecting their account login information (such as email address and password) and is responsible for any activity that occurs through their account, whether authorized or unauthorized. If any unauthorized use is suspected, the Ultra House team must be notified immediately.

Ultra House reserves the right, but is not obligated, to:

  • Request identification (national ID, passport, etc.) to verify the user's identity
  • Conduct background checks, including checking public records or external databases
  • Suspend or terminate any account used in a manner that violates the terms or threatens the safety of users and the platform

Creating an account on Ultra House constitutes the user's explicit agreement to abide by all the platform's terms and conditions.

15. Ultra House's Role

We provide you with the right to use a platform that allows members to post, view, search, and book hosting services. While we make every effort to ensure a superior experience for all members on the Ultra House platform, we do not and cannot control the conduct of guests or hosts.

You acknowledge that Ultra House (or its affiliates) has the right, but not the obligation, to monitor the use of the platform and verify the information provided by members. For example, we may record, review, monitor, disable access to, remove, or edit text messages, in-app messages, phone recordings, or other content for the purposes of:

  • (a) operating, securing, and improving the platform, including fraud prevention, risk assessment, investigations, and customer support
  • (b) ensuring members' compliance with these Terms
  • (c) complying with applicable laws, court orders, or requests from law enforcement or government agencies
  • (d) addressing content we deem harmful or objectionable
  • (e) taking actions contemplated by these Terms
  • (f) Maintaining quality or eligibility standards, including removing listings that do not meet these standards

Members acknowledge and agree that Ultra House administers its Additional Legal Terms and Policies (such as the Major Emergency Events Policy) and Standards (such as the Basic Host Requirements), including making decisions regarding their application and enforcement at its sole discretion.

Members also agree to cooperate with Ultra House (or its affiliates) in good faith, provide it with requested information, and take such reasonable actions as we may request in connection with any investigation into use or misuse of the Platform.

Please note that Ultra House does not act as an agent for any Member, except in cases where our Payment Services acts as a collection agent as described in the Payments Terms.

17. Disclaimer of Warranties – Ultra House

The Ultra House Platform and all services and content contained therein are provided "as is" and "as available," without warranties of any kind, either express or implied. Users acknowledge and agree that Ultra House, including its affiliates or partners, makes no warranties regarding:

  • (a) the accuracy, security, legality, quality, or suitability of any user (whether a host or guest), service provided, or advertisement posted on the Platform
  • (b) the uninterrupted or error-free nature of the Platform or its availability
  • (c) the efficiency or effectiveness of identity or background checks, which, if any, do not guarantee the detection or prevention of past or future illegal or harmful conduct

Any description of a Member or advertisement as "trusted," "verified," or similar is intended solely to complete a technical or administrative verification procedure and does not constitute a warranty by Ultra House regarding the Member's conduct or level of service.

The terms of this disclaimer apply to the fullest extent permitted by law. If there are any legal rights that we cannot disclaim, they will only apply to the minimum extent required by applicable law.
